Metro Manor Apartment Building

Water consumption reduced by 35%.  192% ROI in the first year.

Metro Manor Apartments, Nasvhille, TN

Metro Manor is a 150-unit apartment building in downtown Nashville, TN. In the 12 months prior to installation of the Leak Beeper in 2008, its residents collectively consumed an average of 424,393 gallons of water per month.  As a benchmark, we utilized Average Gallons of Water per-unit, per-day (AGPU).  Prior to the Leak Beeper installation, AGPU for Metro Manor was 82.

The occupancy rate remained relatively stable for the 12 month period both prior to installation and after installation--91% and 88%, respectively. The building does not have a pool or an irrigation system.

After installation of the Leak Beeper, monthly water consumption decreased 35%.  AGPU dropped to 53 and resulted in a 192% Return on Investment (ROI) in the first year alone.

Fairfield Inn - University

Water consumption reduced by 25%.  X% ROI in the first year.

Fairfield Inn - University, Fort Worth, TX

The Fairfield Inn - University is a 79 room hotel in Fort Worth, Texas. In the 12-months prior to the test, The Fairfield Inn consumed an average of 343 CCFs (Hundred Cubic Feet) of water per month and averaged water/sewer bills of $1,572.

We kept track of Cost and Consumption using two different methods; General and POR. General Cost and Consumption is what is reported on the property’s monthly bill. To more accurately determine potential savings, we tracked water consumption based on the number of days of usage each billing month and the number of apartments occupied. This method, common in the hospitality industry, is known as Per-Occupied Room or POR.

Prior to the Leak Beeper installation, POR Cost was $.94 and POR Consumption was .204 CCFs of water.

The occupancy rate remained relatively stable for the 12-months prior and post installation; 73% and 70%, respectively. The property has an irrigation system with a separate meter and is not included in the usage we tracked.

After installation of the Leak Beeper, monthly water consumption decreased 19%.  This resulted in a X% Return on Investment (ROI) in the first year alone.
